Procedure on How to Reserve

1. Have your clients fill out all the closing docs such as Reservation Agreement, Buyers Information Sheet, Schedule of Payment, Documentary Requirements, CSOP, BIR Form 1904, get copy of passport, get copy of government ID in their territory. At this early point, your client can choose when they can pay their monthly payments such as pay them on the 30th of every month and you must indicate this in the SOP and in your email to booking (note: not more than 30 days from reservation date, effective Sept 2, 2012).
1. If they have a representative in the Philippines who they would like to transact for them, have them fill out an SMDC SPA and have them consularize it in their local embassy.
2. If they are foreigners or ex-Filipinos (migrants with non-Filipino passports), they need to sign a waiver, as deemed by the Bangko Sentral ng Pilipinas, that they cannot get a loan from any local Philippine bank to pay for the balance of their purchases, even though some banks like Chinabank and PNB give selective loans to qualified Foreign buyers.
2. Scan and email all of the above to kingvinceceo@gmail.com vivencio.lubrin@smpropertysales.com and copy furnish your email with the subject: (project name, unit no., tower, client name) for ex. (JR 2205D Juan dela Cruz). Your emails will be used as archives so format is important for easy tracing.

3. If your client has no checking account, have them fill out a BDO AKCA form and BDO endorsement letter. Scan and then email to kingvinceceo@gmail.com vivencio.lubrin@smpropertysales.com with the subject: (project name, unit no., tower, client name) for ex. (JR 2205D Juan dela Cruz). Your emails will be used as archives so format is important for easy tracing.

4. Instruct your clients to remit the reservation fee of P25,000 to any remittance center and remit to:

Message to recipient: Reservation fee for (Project Name) (Tower / Bldg) (Unit Number) FAO (Client Name)

The account above is only for payments outside the Philippines. Any local payment into this account will be untraceable, and as such, will result to floating payment not credited to the account of the buyers. Cancellation letters and demands for payment will certainly be issued.

If there are no remittance centers, they can make bank transfers thru their banks using the same account details as above but using the SWIFT CODE: BNORPHMM.
5. Have your client scan and email their remittance receipt to all of the emails below with the message “please acknowledge receipt and issue OR”:

6. Inform your clients that official receipts are usually bunched together and may be released semi annually or quarterly depending on their location. Tell them not to worry if there are delays as they have sent them directly to the emails above.

7. Inform your clients that their contract will be sent to them within 120 days and tell them not to worry as they are queued in line due to the large amount of buyers of SMDC and their overseas location.

8. Collect all the post dated checks of the entire transaction and submit to the office once you get back. Issue your clients an acknowledgement receipt of their checks. In the event that you will be assigned for a few more months or if the the BDO AKCA account is still under process and the 1st monthly will be due, have your client remit the due amounts to:

If the clients would like to settle the succeeding payments in the Philippines thru relatives, have them go to any BDO branch and secure a Bills Payment Form (Orange Slip) and input the following:

Subscriber No. : (Holding Reference No. – you get in the text message
once you hold a unit thru your sap account)
Subscriber’s Name : (Client Name)
9. Have your client scan and email their remittance or deposit receipt to all of the emails below with the message “ please acknowledge receipt and issue OR”:
